Current ordinance
Appendix A, Section 49 — Mixed Use (MXU) District. The Comprehensive Plan expects full urban services in MXU areas, but the zoning ordinance should state those requirements directly.
Proposed rule
New urban development in the MXU district must use city water and sanitary sewer. It must also include sidewalks or multi-use paths, connected streets, and park or trail connections shown on the approved Master Development Plan.
Why change it
This puts the city’s urban infrastructure expectations directly into the development rules instead of leaving them only in the Comprehensive Plan.
Implementation
Add these requirements to Section 49 and coordinate them with Chapter 66 and city utility standards. Planning Commission public hearing → Council adoption.
