Package 1 — Rural & Agricultural Conformance
Why this package exists
This package aligns East Bethel’s rural and agricultural development controls with the adopted Comprehensive Plan. It establishes the development-yield rules and subdivision mechanisms needed to preserve rural land while allowing reasonable development.
Package standard: Rural Residential uses a one-per-ten gross-acre base yield; Agricultural-guided land uses one-per-forty; larger rural subdivisions use conservation design; qualifying open space is permanently protected; and Future Growth land remains capable of later urbanization through ghost-plat planning.
Implementation posture: ready for staff and City Attorney redline drafting.
